The numbers
Estimates for screening deals, not tax, legal, or investment advice. Mortgage figure is principal and interest only; taxes and insurance are counted in operating expenses.
How to read the results
- Cash flow per door is the honest number. A property can look fine in total and still be one vacancy away from negative.
- Cash-on-cash return measures the return on the money you actually put in (down payment, closing costs, rehab), which is what you can compare against any other use of that cash.
- Cap rate ignores financing entirely, which makes it the right tool for comparing properties and the wrong tool for judging your deal by itself.
- DSCR (net operating income divided by the mortgage payment) is what lenders look at. Below 1.20 and most investor loans get harder.
The most common mistake is leaving out vacancy, maintenance, and capital reserves because they do not show up every month. They show up eventually, all at once, and a calculator that skips them is just optimism with input fields. The defaults here are reasonable starting points; adjust them to your market and property age.
